Warsaw office complex Marynarska Business Park received BREEAM In-Use International certificate, achieving a “Very Good” rating in the “Asset” category.

Heitman represents the landlord of the office complex - Heitman European Property Partners IV. The certification process was conducted by the international advisory firm - JLL.

Green solutions implemented in Marynarska Business Park include improved management of energy, heat, and water consumption, regulated by a modern Building Management System (BMS) controlling building services in the complex. Additionally, traditional lighting was replaced by LED lighting. Sanitary fixtures are water-efficient and the complex uses environmentally friendly chemical agents and hygienic materials. Green solutions were also employed in the building’s exterior: a new green area with an efficient watering system was created. In addition, measures were taken to promote bicycle transportation. Bicycle stands are available, and soon cyclists will also have access to showers and lockers.

BREEAM, along with LEED, are the two most well-known multi-criteria green certification systems. Factors such as energy and water use, CO2 emission, the application of eco-friendly solutions, and materials are all analysed in the BREEAM In-Use certification process. The certification's popularity continues to grow in Poland's commercial real estate market.

Therefore, JLL provides a full package of services, which include the certification of both existing buildings, and projects at both the design and construction stage.”

The Marynarska Business Park complex, located in the Służewiec Przemysłowy district (Mokotów), at 7 Taśmowa St., consists of four modern buildings with 43,000 sq m of office space (45,900 sq m in total). One of the project’s main attributes is its location near Marynarska's transport hub, which is a part of the NS route and provides quick and convenient communication with Okęcie airport and the city’s southern ring road. Marynarska Business Park is also located in proximity to the city's rail network and a tram depot. Construction of the complex was completed in the summer of 2008. Marynarska Business Park is owned by Heitman European Property Partners IV. The tenants of the complex include, among others, Netia, Play, Colgate and Prima Poland. JLL manages the property and acts as the exclusive agent responsible for leasing office space in the complex.
