New DTZ report is focused on small retail formats, smaller than 5 000 sqm. which are becoming more and more popular in a cities with less than 100 000 inhabitants.

Small retail formats are showing a great deal of development potential. Such schemes are becoming increasingly popular among cost-conscious consumers and tenants looking to save on rent as well as, developers seeking to lower their capital expenditures and shorten the letting process.

The supply of small retail formats located in cities with a population between 50-100 thousand people amounts to approximately 173,000 sqm and accounts for over 15% of the total retail supply (including schemes over 5,000 sqm of GLA) in those cities.

Over the next few years, we can expect an increase in activity by developers specialising in smaller retail schemes with concepts such as Atut, Czerwona Torebka, Dekada, Family Point, Multibox, STOP.SHOP or Vis a Vis.

Considering supply until 2014 and inhabitants’ purchasing power, Pruszków, Wołomin, Ostrołęka and Legionowo have growth potential in retail.
