Warsaw investment fund  - IVG, managed by IVG Institutional Funds GmbH, acquires Chmielna 25 building from LHI Ltd. Both companies has signed preliminary notarial deed. This is the first transaction in Poland regarding high-street retail building with an office space.

The office and retail building of Chmielna 25 joins seven Classs A buildings located in the centre of Warsaw which were acquired by IVG in the recent years. This investment perfectly complements the Fund's portfolio – varied range of shops and service buildings located along the popular streets or in pedestrian precincts. Chmielna 25 is a nine-storey Class A building offering 4500 sqm of modern office space located on six floors and 1800 of retail space. The building has been granted with a LEED Gold Certificate which guarantees work in a comfortable and environmetal friendly space.
The underground garage for 25 cars includes space for bikes and charging points for electric vehicles. The flagship retail store of Smyk, LHI Ltd., Bank Deutsche Hypothekenbank are the tenants of Chmielna 25 and have their headquarters there. Bulanda Mucha Architects – reputable architecture office, is responsible for its innovative architectural design fitting in the area. It is worth noting that original shape of undulating structure of the facade provides optimal lightning design.

Chmielna, Marszalkowska and Nowy Swiat streets are three of the most recognizable high-streets in Warsaw. There are boutiques of renowned brands, known and popular restaurants and cafes. The central location provides convenient connection accessible by public transport – metro, bus or tram from the other parts of the city. Chmielna Street is located exactly between two key metro stations (Centrum metro station and Nowy Swiat metro station which is currently under construction).

„Chmielna 25 is a missing puzzle in our strategy involving investing in Class A office buildings located in the city centre of Warsaw at the best addresses of Srodmiescie and the Old Town. We choose the investments in the immediate vicinity of the areas of leisure,  services, shops and restaurats” explains Maciej Zajdel, CEO of IVG Poland.

In Warsaw, the company's portfolio includes, among others: Le Palais (Grzybowski Square), Royal Trakt Offices (Ujazdowskie Avenue), Norway House (in the vicinity of Konstytucji Square), Palac Mlodziejowskiego (historic part of the Old Town), Feniks (Zelazna Street).
