We already see consolidation trends on the market and we expect that they will continue. In terms of sectors, we expect that in the coming years, the warehouse market will grow rapidly in the direction of new projects for e-commerce customers (including customer from the traditional FMCG commercial and food sector, who are more and more likely to develop their businesses in the direction of multiple distribution channels, or the so-called omni-channel distribution). For several years, Western e-commerce companies have been actively entering the Polish market.

The latest example is the new Zalando logistics centre that we are building for the company in Głuchowo near Łódź. The project with an area of 130.00 sqm. is the second Zaladno’s warehouse in Poland (the other one is located in Gryfino). What is essential in the case of the e-commerce sector is the fact that not only international giants contribute to market development, but also national companies that are developing their activities and looking for warehouse space.

Another industry that will strongly affect the development of the market will be the automotive industry. In recent times, new significant investments, e.g. Volkswagen and Daimler, have emerged in Poland. These investments deal both with the production of vehicles, as well as components and accessories. This translates directly to the demand on production and warehouse area for automotive clients. Goodman is very active in this regard. Our latest project is the construction of the new Regional Distribution Centre for the German BMW Group in Świeck, which will service the Polish market and the Eastern Germany market. In Skawina near Kraków, we have completed BTS type object for Valeo Autosystem, company from the French Valeo group.

The third important sector that generates demand on the commercial real estate market, and will generate it in the next year, is the food and retail industry. Customers from this sector constantly look for warehouse space. Also in this area we are implementing new projects. Recently, we have completed a logistics centre in Sosnowiec for one of the most important FMCG players.
