Tri-City: Tensor Office Park and C200 Office on schedule

EURO STYL has launched the development of its two office schemes – TENSOR in Gdynia and C200 Office in Gdańsk. Extensive works on both construction sites are under way and the whole undertaking is on schedule. As a result, the Tri-City office market will gain new attractive office projects at the beginning of 2016.

TENSOR is being developed in Gdynia at 8 Łużycka Street. It will comprise three modern class A buildings named X,Y and Z, totaling 19,750 sq m of office space. The investment’s first phase, building X, will be completed at the end of January, beginning of February 2016. The building will comprise 4,960 sq m of leasable office space. Building Y will offer 8,190 sq m, while Z will have 6,600 sq m. Furthermore, X will provide 100 parking spaces, but the total number of parking spaces will be 450.The office park's construction, which had been preceded by demolition works, was launched in October 2014.

Radosław Serocki, TENSOR Project Manager, said: “'Currently the works regarding the development of the building's shell and core elements are being carried out. We are planning to finish the development of the underground floor by the middle December. Afterwards, we will move onto the construction of the other floors and provide the building with all the necessary infrastructure.”

The structural shell of building X will be finished by the end of April 2015. One of the most important assets of the TENSOR office park, besides its convenient location, is its superb functionality supported by: an energy efficient façade, BMS installation, UPS back-up power and a vast range of pro-ecological solutions (BREEAM certification at the “Very Good” level is expected). Another key aspect is the possibility of office space arrangement according to the tenants’ needs. Furthermore, attractive common areas have been designed: a boulle court, and excellent amenities for cyclists (surface and underground parking spaces, locker rooms with shower cubicles, special places for bike cleaning as well as self-service bike repair stations).

Another investment by EURO STYL is the C200 Office building located in the old Northern Shipyard’s building. The company has decided to modernize the building and develop 17,600 sq m of both A and B+ class leasable space.

Contract Manager – Mirosław Jaroszewicz, who is working on C200 said that the revitalization of this post-shipyard building is a complicated task both in organizational and technical terms: “Currently we are developing the first phase of the investment which includes the removal works of the interior trim components, interior installations and other equipment. The demolition works will culminate in the disassembly of the building’s 7th floor, which will be used as a technical roof for the installation equipment.”

In 2014, the company will launch construction works on the extension of the communication core.

“Due to the extension of the main communication core the number of lifts will be increased to 5 while sanitary rooms will gain space.”, he added.

The modernization works will continue until the end of 2015.

“A crucial stage in the construction schedule will be the installation of a building crane in one of the newly constructed lift shafts. It will enable us to undertake the ferroconcrete works of the structure's shell and disassembly of the construction on the 7th floor. Furthermore, at the break of March and April 2015 we will launch installation and finishing works”, he summarized.

The modernized C200 building is located near 169, Marynarki Polskiej Street in Gdańsk. It will comprise seven storeys above ground. Its elevation will be more attractive due to the elegant and modern LED- illuminated façade. Undoubtedly, one of its main assets will be its attractive rent - 15% lower when compared to other modern office schemes in the Tri-City.

The international advisory firm JLL acts as exclusive agent for both TENSOR and C200 Office.
