Poznań: Real Estate Market
The City of Poznań has issued a report on the commercial real estate entitled „Poznań Real Estate Report”. The publication was prepared in cooperation with the leading international advisor in the commercial real estate market Colliers International.

The report by the City of Poznań presents the outcome of the research on the four main commercial real estate sectors: office, retail, warehouse and hotel and fair. The sectors were analysed in terms of supply, demand, rental rates and vacancy. Additionally, the report compares the data with other regional markets of Poland to show the potential of Poznań from wider perspective.

- The key assets of Poznań, which determine its high investment attractiveness, include vast human capital resources, well-educated staff speaking foreign languages, high standard of life, perfect location within Poland and Europe, well-developed transport network, an international airport with expanding flights network and access to high quality office space. – comments Agnieszka Winkler, Senior Analyst at research and consultancy department of Colliers International.

At the end of 2012 the total supply of modern office space in Poznań reached 242 500m2, which indicates that  the city is the fourth regional office market in Poland. Compared to other regional office markets Poznań offered one of the highest rental rates. In view of relatively high vacancy rate, in the upcoming months tenants may expect  a decline in asking rental rates.
Poznań is the fifth largest retail market in Poland. The total supply of modern retail space in Poznań agglomeration at the end of 2012 amounted to 520,000 m2 and was located in 15 retail schemes. In terms of retail formats, the market in Poznań is dominated by traditional shopping centres (13 schemes), in which 85% of the total supply is located. Within other retail formats, one outlet centre (Factory Poznań) and one retail park Franowo (owned by Inter Ikea) can be pointed out. Poznań, with retail space density at the level of ca. 640 m2 per 1000 inhabitants, is a leader among major Polish agglomerations.

Market of warehouse space in Wielkopolska is the fourth largest (represents 12.2% of the total domestic supply) and one of the fastest growing in Poland. It concentrates mainly in Gądki, Tarnów Podgórny, Swarzędz and Żerniki. 2012 proved to be another record year in terms of leased warehouse space. Growing demand and the low vacancy rate will be reflected in the perception of this region by developers.

Poznań is also very active in the conference sector. Each year, about 80 national and international trade fairs and more than 300 conferences and congresses take place in Poznań. Hotel and fair market consist of exhibition area, which amounts to 30 000 sqm. and hospitality market. Poznań is one of the leaders among Polish cities in terms of the number of visitors per inhabitant. As an organizer of trade fairs and exhibitions, particularly in Poland’s biggest exhibition centre – The Poznań International Fair, the city is mainly considered by tourists as a business destination. To strengthen an image of Poznan as a place open for regular visitors as well the authorities launched a campaign “Poznań at half price”.

Poznań seized the opportunity to present its potential during 24th MIPIM real estate fair held in Cannes, France on 12-15 of March 2013. During this event commercial projects from the whole agglomeration were presented. MIPIM is currently the most important real estate event in the world.

It was also the possibility to enhance the business relations with those who are already present in Poland and Poznań. The offers of the City of Poznań attracted a lot of attention. The investors are considering the possibility of entering into our market. Those who are already present in Poznań – think about  new business opportunities.
