Goodman commences construction of the 500,000 sqm Pomeranian Logistics Centre, Gdańsk
Goodman, the global property expert in logistics and business space, has launched its flagship development project in Poland, the Pomeranian Logistics Centre (PLC). Located adjacent to the Gdańsk Deepwater Container Terminal (DCT), it is the largest logistics hub of its kind in northern Poland. When completed, it will feature approximately 500,000 sqm of high quality warehouse and light industrial space. Construction of the first facility, a 14,000 sqm warehouse, commenced in September 2012, with delivery planned for the end of Q1 2013. The total value of the project is estimated to exceed €300 million on completion.

“The last few years have seen billions of euros invested in Poland’s transport infrastructure by both public and private sector entities. The on-going investment process is a window of opportunity for ports and local authorities in Gdansk to create one of the largest intermodal logistics hubs on the Baltic Sea. The investment has the potential to become one of Poland’s main economic drivers, creating new jobs and, as in the examples of Hamburg and Rotterdam, generating significant revenue for local communities and the state. Goodman’s logistics centre project at Gdansk’s northern port is an integral part of this vision,” said Alan Aleksandrowicz, CEO Gdansk Economic Development Agency.

The Pomeranian Logistics Centre in Gdańsk is Goodman’s flagship development project in Poland. The PLC provides a highly flexible opportunity to develop up to 500,000 sqm of logistics warehousing and production facilities with integrated office space. Built-to-suit warehouses are available from 3,500 sqm at this strategic location. Both the entire logistics park as well as individual facilities will be managed by Goodman’s in-house team of property managers.

- The potential customers we are targeting with this development include companies operating locally, domestically and internationally, across industry sectors including sea transport, logistics, distribution, food and FMCG. Our flexible approach allows us to offer built-to-suit warehouses, production facilities, distribution centres and office areas - Mr Ciesielczak added.

The rapidly expanding infrastructure of the Tri-City area (Gdańsk, Gdynia, and Sopot) provides the Pomeranian Logistics Centre with excellent access to national and international road, rail, air and sea transportation routes. Its location next to the DCT provides a unique opportunity for port-centric logistics, allowing customers to combine their logistics and production activities with the services offered by the largest deepwater container terminal in the Baltic Sea.

The Gdańsk DCT is the largest and only ice-free deepwater terminal in the southern part of the Baltic Sea, enabling Gdańsk to become a key hub in the commercial sea lane between Europe and the largest ports in Asia. Its 650m shoreline, with a depth of up to 16.5m, opens the terminal to the world’s largest container ships and its annual capacity, currently at 1,000,000 TEU, is set for expansion over the next several years.

Being in the direct vicinity of the DCT also brings financial benefits for customers, including reduced re-loading, storage and transport costs. Other considerations include the possibility to establish a duty-free zone and a special economic zone.

Goodman’s Pomeranian Logistics Centre will feature excellent road infrastructure. Construction is drawing to a close on the Trasa Sucharskiego roadway, connecting the park via the Gdańsk South Beltway with the A1 highway, which passes through Poland’s key logistics centres including Łódź and Upper Silesia, all the way to the Czech Republic. At the same time, the S6 expressway connects Gdańsk with Szczecin and further on with Germany. Warsaw is accessible from Gdańsk through the S8 expressway. A road tunnel planned under the Martwa Wisła river in Gdańsk will connect the logistics centre with the left-hand section of the terminal and through the Trasa Słowackiego roadway with Poland’s other main cities and industrial hubs.

The Pomeranian Logistics Centre is just 23km from the Lech Wałęsa Airport in Gdańsk, Poland’s second largest airport, serving both domestic and international flights.

In addition, the PLC’s location in the dynamically growing Tri-City area provides access to a local sales market with over a million potential customers, while at the same time offering the opportunity to tap into the local pool of qualified and well-educated employees.
